Initial financial certainty allows confident and
informed decisions to be made throughout a project.
This certainty is achieved through the preparation
of budgets, estimates and cost plans, all of which
we are able to provide.
The viability and financial constraints of a project
can be ascertained using a number of techniques
ranging from simple budgets based on functional
units such as floor areas or bed spaces at the
simplest level, to detailed cost plans based on
elements of the project.
An essential element of a successful project is
the compilation of a co-ordinated tender package.
Consideration of any budget, time and quality
constraints affecting the project must be incorporated
into the tender documentation in order to allow
contractors the opportunity to provide their most
competitive prices.
Initially we will co-ordinate and assemble design
team information and later if required, administer
the resolution of any tenderers queries throughout
the tender period.
Following receipt of tenders we will provide a
report incorporating our full financial analysis
and recommendations as to the choice of contractor
for the project.
We are able to provide advise on the most appropriate
procurement route and form of contract for the
intended project. Once the form of contract is
selected we have the in house expertise to draft,
prepare and administer the signing of the resultant
contract documentation.
Once on site stringent financial control of the
project is essential for its overall success.
This control is achieved by means of regular interim
valuations of contractual and varied work, regular
cost reporting against the budget and thorough
preparation prior to the calculation, negotiation
and agreement of the final account with the contractor.
By virtue of our individual and collective experience
at RMA we are able manage the tasks, parties and
information of a project. This involvement minimises
the risk of a fragmentation of the construction
process, often a cause of client dissatisfaction
as a result of a failure to adhere to previously
anticipated budgets, completion dates or standards
of quality.
We are able to act as Employers Agent under design
build forms of contract.
The CDM Regulations require the appointment
of a planning supervisor on most construction
projects, subject to certain specific criteria,
to ensure that health and safety systems are
initiated and adhered to. We are accredited
planning supervisors able to undertake that
role.
The programming and planning of a project from
an early stage provides indications of the timescale
and resources required. Progress on site can
be monitored against this programme giving early
warnings of potential delays to completion.
In this knowledge the project can be re-programmed
to minimise potential overrun.
Party wall issues often delay, disrupt pr prohibit
developments. Dealing with and reaching agreement
over party wall issues at an early stage is
essential prior to the commencement of construction
on site.
Should you be unfortunate enough to be involved
in a dispute for whatever reason we can to give
advice and assistance. Initially we would endeavour
to resolve your dispute by negotiation in a
commercial manner. Should the other party decline
to reach such an agreement or instigate proceedings
itself we are able to act on your behalf.
